Inside Anguilla’s Luxury Real Estate Market April 28, 2026 By: Caribbean Journal Staff A new five-bedroom villa on Rendezvous Bay, one of the Caribbean’s most celebrated stretches of sand, hit the market this spring asking $10.5 million. On the same 35-square-mile island, one buyer can pay $1,173 per square foot for a new villa on Rendezvous Bay. Another can pay $194 — for an 11,000-square-foot estate ten miles up the coast in Island Harbour. The roughly 6x spread between Anguilla’s most and least expensive listings, drawn from the 22 properties currently for sale through Sotheby’s International Realty, is the clearest single data point in a market that has long been opaque even to the buyers shopping it.
